Common Questions 

Payments shall be remitted semi-annually, specifically in June and December of each calendar year. By way of illustration, payments shall be due on December 30, 2025, and June 30, 2026.

Members shall be assessed a total annual fee of $286.00. This obligation shall be payable in two (2) equal installments of $143.00, due on a semi-annual basis.

All payments due to the Association shall be remitted to SBB Management as the designated agent for receipt. The Association accepts payment via e-check, credit card, ACH, or physical check. It is the responsibility of the owner to ensure that the chosen method of delivery results in the actual receipt of cleared funds by the management company on or before the due date.

The Board of Directors and SBB Management emphasize that timely assessment payments are a primary contractual obligation of all homeowners to ensure the association’s continued fiscal stability. Pursuant to the Association's Governing Documents, payments not received by the established deadline are subject to late fees and interest, which accrue periodically. Please be advised that continued delinquency may result in the recordation of a Notice of Lien against the property. Furthermore, the Association reserves the right to refer delinquent accounts to legal counsel for formal collection proceedings, the costs of which may be charged back to the property owner

Executive Board & Management Roles

 

Virginia – President

Key Responsibilities:

  • Presides over all meetings of the Board and the Association.

  • Ensures that all orders and resolutions of the Board are carried into effect.

  • Acts as the primary signatory for legal documents and official HOA business.

 

Tim – Vice President (VP)

Key Responsibilities:

  • Performs all duties as assigned by the President or the Board.
  • Steps into the executive role during meetings or legal signings if the President is unavailable, holding the same binding authority during those instances.

 

Patrick – Treasurer

Key Responsibilities:

  • Oversees the deposit and disbursement of funds in appropriate accounts.
  • Ensures the preparation of annual budgets and financial statements.
  • Coordinates with SBB Management for the annual audit or financial review as required by the Bylaws.

 

John – Member at Large

Key Responsibilities:

  • Participates in board deliberations and votes on all HOA matters.
  • Often chairs special committees (e.g., Architectural Control or Landscape) to provide a liaison between the Board and specific projects

 

Dakota – Secretary

Key Responsibilities:

  • Records the votes and maintains the minutes of all meetings.
  • Serves notice of meetings to the membership (adhering to Texas Open Meetings requirements).
  • Maintains the corporate seal and the current roster of members and their addresses..

 

Janna – SBB Management (Agent)

Key Responsibilities:

  • Administrative Support: Implements the Board’s decisions and manages vendor contracts.
  • Enforcement: Conducts site visits for deed restriction violations and processes assessment billings.
  • Advisory: Provides professional guidance on compliance with the Texas Property Code and the Trails of Marine Creek governing documents.

 

Mowing and Edging: All turf areas must be maintained in a neat and attractive manner. Grass must be mown and edged regularly so as not to exceed a height of six inches.

 

Fertilization and Weed Control: To preserve the aesthetic harmony and property values of the community, Owners are mandated to maintain weed-free lawns through regular application of seasonal fertilizers (Spring, Summer, Fall, and Winter).

 

Bed Maintenance: Flower beds and planters must be kept clear of weeds and dead vegetation at all times.

 

Please be advised that these standards are enforceable under the Association’s Fine Policy. We appreciate your cooperation in maintaining the high standards of our community.

Vehicle Restrictions

 Prohibited Vehicles: To preserve community aesthetics and property values, the parking or storage of Recreational Vehicles (including motorhomes, watercraft, trailers, and campers) and Commercial Vehicles (including those with signage, equipment racks, or exceeding one-ton capacity) is prohibited on any Lot, driveway, or street within the Properties, except as provided below

 

 Temporary Exceptions. The Board or Architectural Control Committee (ACC) may permit temporary parking for loading, unloading, or maintenance, provided:

 

Duration: The period does not exceed twenty-four (24) consecutive hours.

 

Safety: Vehicles must not obstruct sidewalks, fire hydrants, or traffic flow.

 

 *Important Note*

Just because you move your vehicle occasionally doesn't mean it isn't 'stored.' The Board will look at how frequently it’s there and make the final call.

 

 

Violations are subject to fines, towing at the owner’s expense, and all other remedies available under the Association’s Enforcement Policy and Governing Documents.

Architectural Review Requirement To maintain the aesthetic standards and property values of Trails of Marine Creek, all exterior home improvements require prior written approval from the Architectural Committee. Before starting any project, please submit a brief application for review. This ensures your updates align with our community bylaws and helps avoid any costly modifications later.

To maintain property values and comply with city ordinances, please follow these community standards:

 

Trash, Recycle, Vegetation

 

Weekly Collection:  (Tuesdays)

 

Set Out: No earlier than 6:00 PM Monday.

 

Collection Day: All bins must be at the curb by 7:00 AM Tuesday.

 

Retrieval: All bins must be removed from the curb and stored by Midnight Tuesday (Exception for missed trash pick by city waste management team)

 

Bulk Waste

Schedule: Collection begins the 1st Monday of each month.

Usage: For items too large for standard carts only.

 

 

Mandatory Bin Storage

Per city ordinance and HOA guidelines, bins must be stored out of public view except during the collection window listed above.

 

Approved Locations: Inside your garage or behind a fence.

 

Screening: If stored at the side of the house, bins must be fully screened from the street by an approved fence or structure.

 

Summary of Violations

To avoid notices or fines, ensure that:

  • Bins are not left at the curb past Tuesday night.
  • Bins are not visible from the street on non-collection days.

Fence Improvement Guidelines

We appreciate your commitment to maintaining your property! To preserve the neighborhood's aesthetic and property values, all fencing must adhere to the community's architectural standards regarding height, materials, and style.

 

Important Note: If your proposed fence differs in any way from the original builder-installed fencing, you must obtain written approval from the Architectural Committee before work begins.

Approved Materials:

You may use masonry, brick, or wood. Other materials require written approval from the Committee. Chain link fences are strictly prohibited.

Placement:

No fence or wall can be placed further forward than the front of your house (the front building line).

 

Height Limit:

Fences and walls cannot be taller than 8 feet.

 

Ownership & Maintenance:

If the Developer (Declarant) built a fence on your lot, it is your property. You are responsible for keeping it in good repair and maintaining it at your expense.

Meeting Frequency & Scheduling

The Board of Directors meets at regular intervals to manage the neighborhood. These meetings generally fall into three categories:

Annual Meetings (Mandated):

Held once a year for the whole community (usually for elections).

 

Regular Meetings:

Held monthly or quarterly to handle ongoing business.

 

Special Meetings:

Called as needed to address urgent community issues.

 

Your Right to Attend

Because the Trails of Marine Creek is in Texas, you have specific legal rights regarding these meetings:

 

Open Meetings:

You have the right to sit in and listen to most parts of any Board meeting.

 

Executive Sessions:

The only time a Board can meet privately is to discuss sensitive topics, such as legal advice, pending litigation, or specific member privacy (like fine hearings or foreclosures).

How to Get Involved

 

The Board:

Members are voted in once a year at the Annual Meeting.

 

Committees:

Roles in Landscape, Social, and other groups are open year-round. To join, simply contact the Community Manager to express your interest.

To report a bylaw violation, please contact the SBB management company via phone, written letter, or the resident portal. To help them resolve the issue quickly, please include a brief description and a photo if available. All reports are kept strictly confidential.

Keep it Neighborly

 

Please be mindful of your neighbors by following the City of Fort Worth noise guidelines:

 

Quiet Hours:

10:00 PM to 7:00 AM (Max 60 dBA)

 

Active Hours:

7:00 AM to 10:00 PM (Max 70 dBA)

 

Please keep volume levels low on music, power tools, and group gatherings, especially in common areas. If it’s loud enough to disturb a neighbor, it’s likely over the limit!

Trails of Marine Creek Residents only are granted a non-exclusive license to utilize the Green Space twenty-four (24) hours per day, subject to strict compliance with all applicable City of Fort Worth ordinances—specifically those pertaining to noise abatement and the prohibited consumption of alcoholic beverages. Use of the Green Space is further conditioned upon adherence to the Community HOA Rules and Regulations, including, but not limited to, provisions regarding the maintenance of sanitary conditions and the prohibition of property damage or destruction.

Household Pets and Animals

 

General Pet Conduct

Leash Requirements: All pets must be kept on a physical leash and under the direct control of a responsible person at all times when outside the home or in common areas.

 

Waste Removal: Owners are legally and contractually obligated to pick up and properly dispose of pet waste immediately. Failure to do so is a violation of both HOA bylaws and City of Fort Worth ordinances.

 

Prohibited Animals & Livestock

In accordance with City of Fort Worth Code of Ordinances  and Texas State law, the keeping of livestock is strictly prohibited within the community.

 

For the purposes of these bylaws, "livestock" includes, but is not limited to:

Equine:

Horses, mules, and donkeys.

Bovine:

Cows, bulls, and steers.

Ovine/Caprine:

Sheep and goats.

Porcine:

Pigs and hogs (including "miniature" or pot-bellied varieties).

Fowl:

Chickens, turkeys, ducks, geese, and guineas.

Other:

Any animal typically raised for food, fiber, or labor that does not meet the standard definition of a domestic household pet.

 

 Liability and Enforcement

Fines:

The Association reserves the right to levy fines against any owner found in violation of these pet and animal restrictions.

 

Legal Responsibility:

Owners assume full legal and financial liability for any damage to property or injury to persons caused by their pets or any unauthorized animals kept on their premises.

 

Indemnification:

The Association shall be held harmless in any legal action resulting from an owner’s failure to secure their animal or their decision to keep a prohibited animal.

Holiday Decorations

Residents are encouraged to celebrate holidays with outdoor decorations, subject to the following timeline:

 

Installation:

Decorations may be installed no earlier than 45 days before the holiday.

 

Removal:

All decorations must be removed within 30 days after the holiday has concluded.

 

Enforcement:

To maintain community aesthetics, these timeframes are strictly enforced. Failure to comply may result in a formal violation notice or fine.

Homeowners may initiate/submit a payment resolution plan by submitting a written inquiry via the 'Contact Us' portal. The Board of Directors will review the request and provide a formal response outlining the approved terms for settlement.
